How B.Labs at Cira Center Saved $465K with ResinTech CLïR Lab Water Systems

B+Labs Case study-1

Industry

Life Science / Laboratory Research

Challenge

B.Labs, a premier life science incubator at Philadelphia's Cira Center, needed to equip 31 points-of-use across three floors with Type I ultrapure water systems. The design/build project required rapid deployment with no occupancy delays, space-saving configurations for maximum counter space, and budget-conscious solutions that wouldn't burden tenants with high ongoing maintenance costs. Traditional lab water systems would cost significantly more over the system lifecycle.

Results

ResinTech delivered 31 CLïR lab water systems on schedule for the January 2022 opening, providing $1,500 annual savings per system compared to competitive options. The vertical integration advantage—manufacturing resin, cartridges, and systems under one roof—projected $465,000 in total savings over 10 years while maximizing valuable lab counter space with remote dispense configurations.

"Ultimately, our decision to choose CLïR systems made smart business sense from an economic point of view. The annual cost of service and consumables was $1,500 less per system on an annual basis. That difference amounted to nearly a half-million dollars over the ten-year life of the system. That's a pretty significant savings."

About your Customer

B.Labs is a life science incubator at Philadelphia's Cira Center, developed by Brandywine Realty Trust in partnership with the Pennsylvania Biotechnology Center (PABC). Occupying three floors and 50,000 ft² within this trophy-class environment, B.Labs provides state-of-the-art laboratory and research space for start-up, early-stage, and established life science companies. The facility offers flexible, plug-and-play lab space with specialized resources, programming, and expertise—all within Philadelphia's growing "Cellicon Valley" life science ecosystem.

Project Partners:

  • Developer: Brandywine Realty Trust
  • Laboratory Partner: Pennsylvania Biotechnology Center (PABC)
  • Engineers: Bala Consulting Engineering (King of Prussia, PA)
  • Construction: INTECH Construction (Philadelphia, PA)

The Challenge

B.Labs needed a comprehensive point-of-use water purification solution for their new life science incubator space. The overall design included a central reverse osmosis pre-treatment system delivering purified water to thirty-one (31) dispensing locations across the second and third floors.

Each drop required Type I ultrapure water with exacting specifications to serve diverse life science research needs:

Technical Requirements:

  • Type I, 18 MΩ reagent-grade water on demand
  • Low TOC performance for HPLC applications
  • RNase/DNase-free water for molecular biology
  • Flexible dispensing options for varied workflows
  • 2.5 lpm flow rate capability

Operational Challenges:

  • Space constraints: Maximize valuable lab counter space for tenant equipment
  • Installation timeline: Design/build schedule required rapid, coordinated deployment
  • Service accessibility: Systems must be easy to maintain without specialized expertise
  • Cost management: Control both capital and ongoing operational expenses

Budget Imperatives: As a multi-tenant incubator space, B.Labs needed to balance quality equipment with cost-effective operation. High consumable costs would burden tenants, while maintenance complexity would create operational headaches. The selection committee needed a solution that delivered exceptional value without compromising performance.

The Solution

After evaluating multiple manufacturers, B.Labs selected ResinTech's CLïR lab water system platform based on six compelling advantages:

Water Quality Excellence
The CLïR ultra-pure water platform combines deionization, ultrafiltration, and UV irradiation to deliver Type I, 18MΩ life science-grade water on demand—meeting all specified requirements for molecular biology and analytical chemistry applications.

Space Optimization
Remote-style configuration with flexible dispensing control modules allowed B.Labs to mount base systems under lab sinks. This strategic placement maximized valuable counter space for tenant equipment while maintaining full functionality.

Manufacturing Expertise
ResinTech is the only lab water system manufacturer that produces the most critical component—high-purity ion exchange resin. This vertical integration from raw materials to finished systems ensures consistent quality and performance.

Economic Advantage
Vertical integration under one roof eliminates transportation costs and middleman markups that competing manufacturers experience. CLïR consumables cost a fraction of competitive options while typically lasting twice as long—delivering $1,500 annual savings per system.

Installation Flexibility
Unlike competitors requiring factory installation for warranty validity, ResinTech partnered with INTECH Construction's mechanical contractors for economical installation while maintaining full warranty coverage. ResinTech provided startup service and client training.

Local Manufacturing
All CLïR systems are manufactured at ResinTech's Camden, NJ headquarters—just 10 minutes from Cira Center. This proximity ensured timely delivery, lower transportation costs, and responsive ongoing support compared to internationally manufactured alternatives.

When the project was completed we accepted an invitation to visit ResinTech’s  production facility. Seeing the vertical integration in action really made us feel good about our decision. We watched them formulate high purity deionization resin for ultra-pure applications in one room, manufacture filter cartridges in the next room, and assemble high purity
CLïR lab water systems in the next room. With everything being made right
there under the same roof it was easy to understand how ResinTech could deliver the savings they delivered to us and still be profitable.”  — Phil Rinaldi, Director of Renovations/Interiors, INTECH Construction

The Results

ResinTech delivered all 31 CLïR systems on schedule for B.Labs' January 2022 opening, enabling seamless tenant occupancy without delays. The economic impact exceeded expectations.

Financial Performance:

Year 1 Savings: $46,500 vs. competitive systems
Year 5 Cumulative: $232,500 in savings
Year 10 Projected: $465,000 total savings over system lifecycle

The cost advantage stems from ResinTech's unique vertical integration—manufacturing ion exchange resin, filter cartridges, and complete systems under one roof. This eliminates the transportation costs, import tariffs, and distributor markups that burden competing manufacturers.

Operational Success:

  • On-time delivery: Met critical design/build timeline without occupancy delays
  • Space efficiency: Remote configurations maximized valuable lab counter space
  • Performance reliability: Type I, 18MΩ water quality consistently achieved
  • Maintenance simplicity: Quick-change, no-tools cartridge design reduces service burden
  • Quality assurance: Large-capacity consumables with ResinTech-manufactured media

The B.Labs project demonstrates how thoughtful technology selection delivers compound value. By choosing ResinTech's vertically integrated solution, the project achieved immediate space and installation benefits while locking in long-term cost advantages that benefit tenants throughout the system lifecycle.

Conclusion

The B.Labs project at Cira Center represents truly successful collaboration between product manufacturer, engineer, construction team, and client. By selecting ResinTech's CLïR systems, B.Labs achieved:

  • $465,000 projected savings over 10-year system lifecycle
  • On-time delivery meeting critical design/build schedule
  • Maximum space efficiency with remote dispense configurations
  • Type I water quality for demanding life science applications
  • US-manufactured quality with local support and service

The project validates ResinTech's vertical integration strategy as a decisive competitive advantage—delivering superior value by controlling the entire manufacturing process from resin formulation to finished systems.
